01 — For UK landlords who have already filed
Your accountant filed it. That is not the same as checking it.
A free second reading of accounts you have already filed — under a regulated accountant's letterhead.
- Filing is a deadline. Going looking is a different job, and it is not the one your return was prepared for.
- Your own figures are read against the rules for the current tax year — including the allowance rates that changed in April 2026.
- You receive a report of items identified for review. Nothing is claimed, filed or changed on your behalf.
02 — The mechanism
The same rules a practice applies by hand, run line by line
Nothing is guessed. Every figure is traced.
- You see what we read before you submit. Every figure is shown back to you, and any line we could not use is named rather than dropped.
- Each figure runs through the rules that apply to it — property finance costs, allowances, disposals, thresholds, ownership structure.
- Every item in the report cites the figure it came from, so your own accountant can check the working.
03 — What changed
Writing-down allowances changed in April 2026
Accounts built on the old assumptions carry the old answer.
- The main-pool writing-down allowance is 14% from April 2026.
- A 40% first-year allowance now applies to main-rate plant and machinery.
- A set of accounts prepared to earlier assumptions can carry figures worth revisiting — which is exactly what a second reading is for.
04 — Why this is not the usual phone call
You have had the cold call about tax reclaims. This is not that.
Nobody rings you. Nothing is filed. You keep your accountant.
- There is no call and no salesperson. You upload figures you already have, and you see exactly what we read before anything is submitted.
- Every item in the report cites the figure it came from, on a regulated accountant's letterhead — so your own accountant can check the working rather than take our word for it.
- It is a list for your accountant, not a scheme and not a replacement. Nothing is claimed, filed or changed on your behalf.
05 — The offer
The review is free. You pay only on what gets confirmed
Three steps, and the first one takes a minute.
- Download the sheet — one row per figure.
- Fill in the figures you have. Leave the rest at zero.
- Upload it. You see what we read before anything is submitted.
No cost · No obligation · No site visit · No meeting · Nothing filed with HMRC
Nothing is submitted to HMRC and no return is amended. The report comes to you, and what happens next is your decision and your accountant's. If the review identifies an item your accountant confirms, and that confirmed item results in a tax saving, the fee is 20% of that confirmed amount. Nothing is payable on an item that is not confirmed, and nothing is payable up front. If the review finds nothing worth reviewing, we tell you that, and you owe nothing.
The report identifies items for review. It is not tax advice and promises no outcome. Whether relief is available depends on your full circumstances, the evidence, statutory time limits and HMRC. Reports are issued by [FIRM NAME PENDING], [REGULATOR PENDING].
